Approved Lots

This page shows (public record) email correspondence from the Garfield County Planning Department.

  1. It confirms that only 15 homes have been approved on the Ascendigo property.

  2. It also acknowledges that the Ascendigo Application makes reference to existing approvals/units in a number of comparisons including but not limited to the Introduction and Project Description and Traffic Study Previously Approved Use.

  3. We strongly believe that:

    • This erroneous comparison invalidates most if not all of the studies and data in Ascendigo's application

    • Ascendigo's explicit claim that the "Ascendigo Ranch" would have less impact than the currently subdivision is flat out WRONG, because it is based on erroneous data, which Ascendigo repeats over and over.

    • Garfield County is aware of these inaccuracies, and in accordance with the County mission, they should be compelled to reject the application as it now stands.

In response to your emails and inquiries on the question of Legal Lot Creation, County Staff provides the following information.

  • Determination of development potential on existing lots is a complex issue with various layers of review requirements and standards. The Applicant’s Attorney has provided additional research on the history of ownership on the Applicant’s property (see attached letter and graphic) which have been included as Exhibits to the Public Hearing.

  • Staff recognizes that the Ascendigo Application makes reference to existing approvals/units in a number of comparisons including but not limited to the Introduction and Project Description and Traffic Study Previously Approved Use.

  • Based on research provided by the Applicant’s Attorney, Sarah Oates and review of said research by the County Attorney’s Office the following information has been noted:

  • Whitecloud Ridge has 13 platted lots with two lots approved for ADU’s.

  • That portion of the site referred to as Harmony Heights currently exists as 2 lots (one 40+ acres and one 6+ acres). Previous configurations of the lots have been combined through lot line adjustments with various other parcels into the current 2 lot configuration (see attached graphic). ADU’s are permitted on these two lots as a Use by Right.

  • Portions of the site may have additional potential for ADU’s, Secondary Dwelling Units and Minor Subdivisions subject to the provisions/standards of the Land Use and Development Code. The Comprehensive Plan recommended density is Residential Low (10 acres or greater/dwelling unit, ADU’s are not included in this density)
